Role Description

Finnegan Better Built Homes Ltd are currently seeking a Project Manager with a high-level background in constuction. The Construction Project Manager will report directly to the Director of Operations and be responsible for the successful planning, delivery and completion of construction, refurbishment, renovation and fit-out projects across our three current accommodation centres.

The role will oversee projects from initial concept and feasibility through design, procurement, construction, commissioning and handover, ensuring that all works are delivered safely, on time, within budget and to the required quality and regulatory standards.

The successful candidate will work closely with our Directors and senior management, as well as architects, engineers, contractors, consultants and relevant statutory bodies to ensure accommodation centres are delivered to a high standard and are fully operational and ready for occupation.

Key Responsibilities

Project Management

• Manage construction and refurbishment projects from inception through to completion and handover.
• Develop and maintain detailed project programmes, budgets and delivery plans.
• Monitor project progress against agreed timelines, costs and quality standards.
• Identify project risks, delays and issues and implement appropriate mitigation measures.
• Provide regular progress reports to Directors and senior management.
• Coordinate multiple projects and workstreams simultaneously where required.

Construction & Site Management

• Oversee contractors and subcontractors throughout the construction process.
• Conduct regular site inspections and progress meetings.
• Ensure works are completed in accordance with approved drawings, specifications and contractual requirements.
• Monitor workmanship, materials and overall construction quality.
• Coordinate snagging, defects and remedial works through to completion.
• Ensure sites are properly prepared for operational handover.

Accommodation Centre Development

• Manage the conversion, refurbishment and development of buildings for use as accommodation centres.
• Coordinate room layouts, communal areas, kitchens, bathrooms, offices, and recreational areas.
• Ensure projects consider the practical requirements of operating an accommodation centre.
• Work with operational teams to ensure the completed facility is suitable for residents and staff.
• Coordinate furniture, fixtures, equipment and other fit-out requirements where applicable.
• Support the mobilisation and opening of new accommodation centres.

Compliance & Health and Safety

• Ensure all projects comply with relevant Irish building, planning, fire safety, accessibility, health and safety and environmental requirements.
• Coordinate with assigned competent professionals including architects, engineers, fire consultants and health and safety personnel.
• Ensure appropriate documentation, certificates, inspections and approvals are obtained.
• Ensure contractors comply with all site health and safety requirements.
• Monitor compliance with construction legislation and contractual obligations.
• Maintain appropriate project records and documentation.

Procurement & Contractor Management

• Assist with preparation of tender documentation and contractor procurement.
• Obtain and assess quotations and provide recommendations where required.
• Manage contractor relationships and performance.
• Monitor contracts, variations, valuations and payment applications.
• Review and manage requests for additional works and project variations.
• Ensure expenditure remains within approved budgets.

Stakeholder Management

• Act as the key project contact for internal and external stakeholders.
• Liaise with senior management and operational teams throughout the project lifecycle.
• Coordinate architects, engineers, contractors, suppliers and consultants.
• Attend project meetings and provide clear updates on progress, risks and expenditure.
• Communicate construction impacts and programme changes effectively to relevant teams.

Handover & Operational Readiness

• Coordinate practical completion and final inspections.
• Manage snagging and defects to resolution.
• Ensure all required certification, manuals, warranties and compliance documentation are received.
• Coordinate final handover to the operational team.
• Support the opening and mobilisation of newly developed accommodation centres.
• Conduct post-project reviews and identify opportunities for continuous improvement.

Essential Qualifications & Experience

• Relevant qualification in Construction Management, Civil Engineering, Building Surveying, Quantity Surveying or a related discipline.
• Minimum 5 years' experience in construction project management, preferably in a commercial, residential, hospitality or accommodation environment.
• Demonstrable experience managing projects from design/procurement through to completion and handover.
• Strong understanding of construction processes, contracts, budgets and programmes.
• Experience managing contractors, subcontractors and consultants.
• Strong understanding of Irish construction legislation, building regulations and health and safety requirements.
• Excellent organisational and project management skills.
• Strong communication and stakeholder-management skills.
• Full clean driving licence and willingness to travel between sites.
• Considerable advantage if experience is in managing accommodation, residential, or hospitality construction projects, particularly refurbishment, conversion, new-build or the mobilisation of operational facilities.

Location

Primarily site-based, with travel between accommodation centre locations as required. This company currently has centres in Blackpool, Sunday's Well and Fermoy.

Must have own transport and full availaility to work Mon-Fri.

Pay: €65,000.00-€75,000.00 per year
