Kelly Bradshaw are currently looking for a property administrator/agent to join our team. This exciting role offers the right candidate the opportunity to join a notable estate agency in Dublin who's been in business more than 30 years.

This is a full time position and the successful candidate will receive a competitive salary + generous commission scheme + mileage allowance + mobile phone.

The Agent / Property Administrator will report directly to the General Manager and Senior Management Team.

Responsibilities:Property Administration & Lettings:

  • Manage the entire letting process, ensuring timely allocation and reallocation of properties.
  • Coordinate and conduct pre-tenancy processes, including property viewings and tenant interviews.
  • Assist the sales team with viewings, enquiries and advertising.
  • Administer tenancy agreements and ensure compliance with legal requirements, including registering tenancies with the Residential Tenancies Board (RTB).
  • Assist tenants with relevant documentation, including Rent Supplement applications, and advise them on tenancy rights and responsibilities.
  • Maintain detailed and up-to-date property and tenant records on IT systems.

Tenant Relations:

  • Build and maintain positive relationships with landlords and tenants, fostering a harmonious living environment.
  • Address tenant inquiries and complaints promptly, both informal and formal, to ensure resolution in line with company policies.
  • Monitor rent payments and proactively manage rent arrears, including implementing payment plans or initiating appropriate actions for non-payment.
  • Conduct regular property inspections to:
  • Ensure compliance with health and safety standards
  • Identify maintenance or repair needs
  • Monitor tenant adherence to lease agreements

Essential Skills & Experience:

  • Proven experience in property administration, or a related customer service role (minimum of 2 years).
  • Excellent interpersonal skills and the ability to build positive relationships with tenants, landlords, and other stakeholders.
  • Strong organizational and multitasking abilities, with a keen eye for detail.
  • High-level communication skills, both written and verbal.
  • Proficiency in computer systems and database management.
  • Ability to manage sensitive information with the highest level of confidentiality and discretion.
  • Experience addressing tenant disputes, rent arrears management, and conducting property inspections.

Desirable Skills:

  • A full clean driver’s license and access to a car are essential.
  • Working towards or desire to get a PSRA licence.
  • Knowledge of relevant tenancy regulations and compliance requirements.
  • Familiarity with the residential property market and letting trends in Dublin.
  • Strong negotiation and problem-solving skills.
